Prepare Your Home For Sale

We have only one chance to make a first impression, and my suggestion for sellers would be to invest some time and money into home preparation and staging. How much will it cost? It depends on a condition of a home.

Usually preparation costs include painting, repairs, cleaning. If home is cluttered with lots of things, we will add costs for storage. First, what should be done is to invite a professional stager, listen to him/her and then follow the advice.  If you work with Green Terra Realty, consultation of a professional stager will be free for you. We believe what stagers tell – you stage it, you sell it.

There’s nothing more frustrating than finding out that the $7,000 you spent preparing your home for sale will only increase your price by a couple of thousand. It happens because it is easy to spend money on the wrong things when we do not know what we are doing.

Another strong tool that sellers have in their hand is pre-listing home inspection report. First, sellers have an opportunity to fix any issues in a house. It is always frustrating when a conditional deal falls apart because of result of home inspection that did not satisfy a buyer. Second, the transparency of a pre-listing home inspection gives potential buyers confidence that there are no hidden defects in a house. More buyers mean more offers.

If to take a price for home inspection (in KW it will be between $350 and $500), and money that it will help a seller potentially pocket in the end of a sale, I would strongly advise to have your home inspected before to place it on the market.
